A[[roved: outline plan for Beer-Ya'akov which includes adding 7,700 housing units

The District Planning and Building Committee approved the outline plan for Beer Ya'akov, which includes adding 7,700 housing units to be added to 19,300 housing units already approved, most of which are planned on areas that were annexed to the north due to the Zrifin camp evacuation. In total, this is the addition of 27,000 housing units that are expected to triple the population to 85,000.
The plan covers an area of ​​9,500 acres. In addition to housing, the plan allocates the amount of public space needed for public institutions covering 650,000 square meters of open space, including a new 1,066-acre municipal park and municipal buildings, including a town hall, a football stadium and sports grounds. Naomi maintained as the main urban street for the city of Beer Ya'akov, the street will be characterized by uses of residential, commercial and employment and high-altitude construction.
In its decision, the committee considered the possibility of additional construction rights in the context of the nascent mass transit planning and the promotion of the national metro plan. The committee noted that since the establishment of the hotline is in doubt and the location of the metro stations is still unknown, there is no room at this time to strengthen rights under the overall plan. As there is certainty regarding the implementation of the hotline or metro, plans can be made to increase rights and uses along the JNF axis and around the metro stations, without the additions being a contradiction to this plan.
Central District Planner Guy Kaplan noted, "Approval of an outline plan for Beer Yaakov that connects all new and old parts of the city by a public transport axis and transforms the village from a semi-rural community into an urban community with high economic and urban development potential.
