Ashkelon is the city where monthly rent has risen by the highest of the 14 largest cities in the country in the last quarter. On average, renters on apartments in the city pay NIS 2,884, which is an increase of 5.7% on average compared to the third quarter of 2019. Still, renters in Tel Aviv pay almost twice - an average of 5,771 for apartments for rent in the city. Here too, there was an increase in the last quarter of 2019 (3.4%) compared to the previous quarter, of 3.4%. And here's another unusual number: Israel's average rent rose by an average of NIS 4,000 in the last quarter of the year, to NIS 4,001 a month.
Unlike the data on the rental market received to date only from private entities such as the Yad2 website and others, the figures shown here are responsible for the Central Bureau of Statistics. This is the first publication of its kind to be included in the index of the last weekend. It is important to note that this is an official figure, though not one that is included in the index of data. The publication of the data was made as part of the committee's recommendations to improve housing data from three years ago. This is a committee headed by economist Prof. Danny Ben Shahar of the Elrov Institute of Tel Aviv University. Another factor that pushed for such publicity is Finance Minister Moshe Kahlon, who demanded that housing prices data be transmitted exclusively to the CBS, and not published by other authorities such as the government appraiser and chief economist, who have previously released their own data and who have stopped publishing it in light of its demand. Now by CBS, rental rates by apartment sizes, throughout all quarters since 2017, include 14 cities.
As expected, Tel Aviv is the most expensive rental city. The rent for small apartments of up to two rooms reaches an average of NIS 4,513 a month, which is more than a monthly rent paid in Beersheba for large apartments of 4.5-6 rooms (NIS 3,817 per month); And similar to the rent paid in Holon for 3.5-4 room apartments (NIS 4,527 per month).
The rent of small apartments in Tel Aviv increased by 3.8%, more than the average increase recorded in the entire city (3.4%). Another type of apartments that attracted the Tel Aviv rise above was that of 3.5-4 rooms, which rose 3.6% to NIS 6,989 a month. In contrast, the large apartments of 4.5-6 rooms in the city increased by 1.1% to NIS 9,264, and the mediocre apartments of 2.5-3 rooms increased by 2.6% during 2019, to an average of NIS 5,673 a month.
Of the major cities, the person who ranks second in the country in terms of rent is Ramat Gan. In the past year, city rent has risen 2.2 percent on average. This is a lower increase than the general index. In the last quarter of 2019, the city average reached NIS 4,516.
The large apartments (4.5-6 rooms) are what attracted the overall city average, with an average increase of 4.6%. Jerusalem ranks third among the largest cities in Israel in terms of rent prices. Rental rates in the city rose by 3.2% in the previous year to an average of NIS 4,351 a month.
The rent on 4.5-6-room apartments remained frozen this year, reaching NIS 6,285 a month. In contrast, in the 3.5-4 room apartment level, the largest increase in rent was recorded, which reached 3.3%. The rent on these apartments in the capital reaches an average of NIS 5,037 - the third highest in Israel in this category.
