Central Bureau of Statistics: In May 2,180 new apartments were sold all over Israel

Data published by the Central Bureau of Statistics (CBS) indicate that last May 2,180 new apartments were sold, although an increase of 46.8% compared to the low in April 2023 that resulted from the Passover holiday, but excluding seasonality this figure is about 2,230 apartments, a decrease of 7.6% compared to the previous month.
Compared to April last year, this is a decrease of a little less than 50%, since the number of new apartments sold this month was about 4,000. The CBS states that an examination of the trend data shows that from August 2021 to May 2023, there was a decrease of 3.4% on average per month.
If you look at the CBS data for the last three months, you can see that in the three months of March-May 2023, 6,570 new apartments were sold, a decrease of 17.9% compared to the previous three months, December 2022-February 2023 (8,010). After deducting seasonality, this figure is approx. -7,220 apartments, a decrease of 5.5% compared to the previous three months (7,630).
The data shows that in the last three months March-May 2023 about 1,790 apartments were sold with government subsidies, an increase of 16.8% compared to the previous three months. More than a quarter (27.2%) of the new apartments sold in the last three months were government subsidized, compared to 19.1% of the total sales in the previous three months.
About 29.3% of the new apartments sold in the three months reviewed (March-May) were in the South District and about 22.2% in the Central District. The sharpest decreases compared to the previous three months were recorded in the Jerusalem and Haifa districts (53.4% and 39.7%, respectively).
Netivot is at the top of the list of settlements with the highest number of apartments (448) sold in the three months March-May 2023, a decrease of 6.7% compared to the previous three months. On the other hand, in Ashkelon an increase of 40.5% was observed compared to the previous three months.
As for new apartments remaining for sale on the shelf, at the end of May 2023 the number of new apartments remaining for sale was about 57,280 apartments. 29.5% of them in the Tel Aviv district (16,926 apartments) and 23.9% in the Central district (13,685 apartments). At the end of May 2023, the number of months of supply was 23.6 months.
