A survey published by the Central Bureau of Statistics (CBS) regarding the demand for new dwellings shows that despite the holidays, in September this year 4,727 new dwellings were sold to the general public - a 45% jump compared to September 2020, when 3,258 new dwellings were sold; compared to the previous month (August 2021 ) Where 3,902 new apartments were sold, an increase of 21%.
On an annual basis (last 12 months - October 2020-September 2021), this is a 34% increase in the sale of new dwellings, after 51,454 new dwellings were sold in the past year, compared with 38,401 new dwellings sold in the corresponding period (October 2019-September 2020).
In the calculation of the last three months (July-September 2021), in which a total of 13,650 new apartments were sold, this is a decrease of 4.8% compared to the three months preceding them (April-June 2021), when 13,808 new apartments were sold, with May and June records of more From 5,000 apartments per month. However, CBS notes that after adjusting for the season in this period, this is an increase of 4%.
Already in August, the Ministry of Finance hinted that the purchase tax on investment apartments is expected to rise, so this affected the number of apartments sold as early as September. Due to the absence of Knesset members from the RAAM faction, the coalition could not pass the law last week to raise the purchase tax to 8%, and it is expected to reach Knesset approval only this week, and take effect after its publication in Reshumot, probably only after the 20th of the month. About a third of all new apartments sold in the last three months are concentrated in cities: Ashkelon, Jerusalem, Tel Aviv, Modi'in-Maccabim-Reut and Bnei Brak. The leading cities are: Ashkelon (1,183), Jerusalem (1,045), Tel Aviv (835), Modi'in-Maccabim-Reut (723), Bnei Brak (664) and Rishon Lezion (604). At the top of the list of localities where there has been an increase in the sale of new apartments compared to the previous three months are Jerusalem, Bnei Brak, Modi'in-Maccabim-Reut, Ramla, and Rishon Lezion. The main localities in which there was a decrease in the sale of new apartments compared to the previous three months are Beit Shemesh, Bat Yam, and Hadera.
The CBS calculates the demand for new dwellings in general. These demands, known as the "requested quantity of new dwellings", consist of the number of new dwellings sold and the number of dwellings not for sale but construction has begun. According to the data, in the three months, July-September 2021 News stood at about 16,500 - a decrease of 6.9% compared to the previous three months (April-June 2021.)
